Terms and Conditions

1. Auction Procedure:  The auctioneer shall offer the property as a single lot to all registered bidders.  Bidders may register by agreeing in writing to be bound by these real estate auction terms and conditions. 
2.
Absolute Auction:  The property will sell to the highest bidder, regardless of price.
3.
Buyer's Premium:  A ten percent (10%) buyer's premium will be added to the high bid price to arrive at the total contract price for the property.
  4.
Closing:  The purchaser price shall be paid at or before closing.  Closing shall take place within seven days of the conclusion of the auction.
5.
Deed:  Sellers shall provide a warranty deed.
6.
Title Insurance:  Sellers shall not provide title insurance.
7.
Purchaser's Costs:  At closing, purchaser shall be responsible for recording the deed and for any and all recording and/or financing fees.
  8.
Taxes:  2010 taxes shall be the responsibility of the Purchaser and shall not be prorated.
  9.
HOA Dues:  2010 HOA dues have been paid and shall not be prorated. 2011 HOA dues shall be the responsibility of the Purchaser.
10.
